Seaton Village house suits large family
Semi-detached home, near Toronto’s Christie Pits and the Annex, has income potential
ALLISON HARNESS
“We wanted a new home in an old, historic neighbourhood, that was built with quality and intent, yet could stand the test of time,” says homeowner Sadaf Kazmi.
The house sits side-by-side with three other units. The enterprise was a dream project completed in 2018 and built together with two friends.
“This was my first build and we worked directly with industry experts to build a house that was solid inside and out,” says Kazmi.
The three-storey, semi-detached home, nestled between Toronto’s Christie Pits and the Annex, features an open-concept main floor with nine-foot ceilings, skylights, a walk-up basement with a guest bedroom, balconies off both the second and third floors, and a convenient, second-floor laundry room.
“Although semi-detached, each home is unique. This house is suitable for a large, growing family, given that it has tons of space, storage, outdoor areas and several levels, so that everyone has their room to spread out, but can still come together as a family. It’s also great for a young couple that works from home, but still wants the room to balance their work and personal lives,” says Kazmi.
The home is a short walk to the subway, schools, Christie Pits Park, and the many shops and restaurants that line Bloor St. W.
Says listing agent Lauren Rebecca: “This contemporary home has a lot of income potential, with the finished lower level with a bedroom and separate entrance, as well as the city’s permission to build a twostorey laneway house. The fully fenced backyard is low maintenance with a small lawn, a large patio, and access to the detached garage. This is an ideal urban home with finished contemporary space spanning four levels and great craftsmanship, hardwood floors, and attention to detail throughout.”
With a stucco façade, the home features a flat roofline, two frontfacing balconies, with glass rails, and a covered porch with decorative wood panels surrounding the front door entrance.
The foyer has a hardwood floor, pot lights, a double closet and access to a two-piece bathroom. The living room flows from the foyer and features include a hardwood floor, pot lights, and a linear, electric fireplace surrounded by a wall of built-in shelves and an entertainment unit.
Highlights of the sleek kitchen are a large island-breakfast bar, with quartz counters with “waterfall” features, a quartz slab backsplash, a built-in wine rack, a suspended light, and built-in high-end appliances.
At the back of the home, the dining room contains a hardwood floor, pot lights, and a garden-door walkout, flanked by a floor-to-ceiling window.
Floating stairs lead to the second floor, which has a bedroom with a walkout to a balcony, a four-piece ensuite and a double closet. There is another bedroom with a double closet, a laundry room and a fourpiece bathroom.
The main bedroom is on the third floor and is appointed with a fourpiece ensuite, a double closet and a walkout to a balcony. The fourth bedroom has a double closet and a walkout to a balcony facing the backyard.
Aside from a guest bedroom, the lower level contains a recreation room with a hardwood floor and a three-piece bathroom.
